The terms for using this site and for staying at The Twisted Root or Who Left the Gate Open.

These terms cover using this website and booking a stay at one of our cabins. Booking one means agreeing to them, along with the rental agreement you are shown at checkout.

Booking a stay

Prices shown on this site come live from our booking system and cover the nights and the party you have chosen. A stay is not held until you have completed checkout and received a confirmation from us. Until then the dates are open to everybody.

Checkout happens on a secure page run by OwnerRez, our booking system. The total, the payment schedule, the cancellation policy and the rental agreement are all set out there, and they apply to your booking as written on that page.

We do our best to keep rates and availability correct. If an obvious error means a stay is offered at the wrong price, we will tell you before taking anything further, and you are free to walk away.

Payment

Payment is taken by OwnerRez through Stripe, on their page, not ours. We never see or hold your card details. The amount due at booking and the date any balance falls due are shown before you pay and repeated in your confirmation.

Cancellations and changes

The cancellation policy for your stay is shown on the checkout page before you pay and again in your confirmation email. It is the policy that applies, so please read it there rather than assuming a standard one.

Arriving and leaving

Check in is from 4 PM and check out is by 11 AM, Central time. If you need either of those to move, ask us; we will do what we can, but it depends on who is in the cabin either side of you.

Who can stay

The number of guests must not go past the limit for the cabin: The Twisted Root sleeps up to 20 and Who Left the Gate Open sleeps up to 18. The person who books must be at least 25 and must be one of the people staying.

Please tell us the real size of your party when you book. The cabins are prepared for the number of people we expect, and an undeclared group is the one thing that reliably spoils a stay for everybody.

Dogs

We love dog guests. Up to two dogs are welcome at either cabin, at $50 per dog. Dogs only: we cannot take cats or other animals. Please clean up after them, do not leave them alone in the cabin, and keep them off the furniture and beds. Any damage they do is treated the same as any other damage.

Looking after the cabin

Treat it as you would a friend's home. The rental agreement you sign at checkout sets out the house rules in full, including what is not allowed, and you are responsible for everyone in your party keeping to them.

You are responsible for damage beyond ordinary wear, and for anything lost or broken during your stay. Tell us as soon as something goes wrong. Accidents happen and are far easier to sort out when we hear about them from you.

Using the cabins and the land around them

These are cabins in the woods near a lake, and part of what makes them worth the drive is what that means. There are steps, decks, uneven ground, fire pits, water, weather and wildlife. Hot tubs carry their own risks and are used at your own risk. Children are your responsibility at all times.

You take on the ordinary risks of staying in a rural place. To the extent the law allows, our liability for any claim connected with a stay is limited to what you paid for it, and we are not liable for indirect or consequential losses. Nothing here limits liability for anything that cannot lawfully be limited.

If something outside our control stops a stay going ahead, such as severe weather, fire, flood, loss of power or water, or an order from a public authority, we will contact you to reschedule or refund.

This website

The words, photographs and design on this site belong to us and may not be copied or reused without asking. Photographs show the cabins as they are, though furnishings change over time and a picture is not a promise about a particular item.

Where we link to somewhere else, such as an attraction or a restaurant, we are pointing you at something we like and not vouching for it. What happens on someone else's site is between you and them.

Which law applies

These terms are governed by the law of the State of Oklahoma, and any dispute belongs to the courts of McCurtain County, Oklahoma.

Changes to these terms

We may update these terms. The version that applies to your stay is the one published when you booked, and the date at the top of this page tells you when it last moved.
